Boom Gate Starts Today

The boom gate is officially operational today. Those unqualified for the access card (e.g. defaulters, guests of defaulters) will have to park at the side of the road leading to the gate.
For those whom have yet to collect their access card, the management office will open this Sunday (3rd February) from 10 am to 1 pm from them to do so.
Cooperation in this matter is highly appreciated.

The boom gate concept has served little, in my opinion.

Presumably the original intent was to keep out unwanted visitors and service payment defaulters.

This has not worked.

In the first week, it seems that a resident had driven into the card swipe post - and now it looks like the leaning tower of Pisa.

The guards are certainly not redundant and can still let people in (which they should)and doing their job.

My question to the Management Committee is simple: what was the REAL intention of setting this up? Was there any ratification made at an AGM or EGM with this decision?

I hope the boom gate will work to keep out defaulters as was intended, but I do think it will be difficult to control. One comment I would like to make is that when we have heavy rain, it is a little inconvnient to be winding down the car window to swip the card, as one gets very wet! Is it possible to maybe put some awning above on both sides? As for the post which has already been damaged, perhaps a metal buffer in front of the poles would prevent this happening again.
Are the guards still going to be noting down registration numbers as vehicles enter? This would also help to monitor who is entering and leaving for security purposes.

I still prefer the gate opened by the guard and waving hand with his smiling greeting every times I back home. Today, the boom gate have set up and been told the purpose on this, is against the defaulters only. Unfortunately, the guard insisted me to produce my boom gate card and open it myself, in fact my car window couldn’t wind up properly (smooth on winding down but not winding up).

Please bear in mind that the purpose of the boom gate is against the defaulters only, not all the residents. Do not treat all the residents as a defaulter. The behaviors and manner should be trained & taught. We are living in our own premises not a prison. As a good “Service Charges Payer”, please service me as I asked for it. Unless, give me a “Service Charges” discount on my self service.

Position of the card reader is indeed in a very difficult position. This should have been looked at prior to installation. I think the blame for this is fully on the shoulders of the committee. They should have thought about the practicality and placement of the card reader. This is plain and simple, lack of proper planning and over excitement.

As for the leaning tower of the reef, the driver should be held partly responsible and rest of the responsibility on the committee members for deciding to implement this. Repairs for the tower?? Who is to pay. Definately not fair to the rest of the residents who pay the service fee if the committee decide to pay for it. Members of the committee itself perhaps??

Rain would prove to be a very difficult hurdle to jump over. Again the committee members FAILED to think about this problem. It is fair to say that if we were living in the desert, you probably won't have to worry about rain. But we are living in a sub tropical region.

Koksoo, the state of your car has nothing to do with why this boom gate was implemented. If it is really hard for you to swipe the card, I suggest maybe fixing your car window or just open the door. As for the guards, now you have the opportunity to stop and talk to them while you look for your card to swipe to enter. Isn't that much better than just a wave and a smile??

Bottom line:

Committee FAILED to do its job.

As a resident in this apartment, I want to feel like home and the guards to open the gate for me with greeting. Fixing my car window for card to swipe to enter isn’t my intention. The “Service Charges Payment” has included the guard services, why shouldn’t I order them to open the gate for me?? Otherwise, hiring so many guards doing nothing??

By the way, I agreed with you “Committee FAILED to do its job, lack of proper planning and over excitement”.

We value your comments and will improve the state of the boom gate in terms of location as well as providing a shade during the rain.

Reef is not the only ones with boom gates and other apartments do have this facility and I am sure that the residence on other apartments pay their service charges and still swipe their card whenever they enter the apartment area.

We do believe there will be hiccups during this period and we will rectify item on the difficulty in swiping as well as a shade during rain.

However I do not believe that the committee has totally failed. We have met our primary objective, now we have to improve on making it convenient.

If anyone would like find out more about the card system feel free to contact me or any of the council members for clarification.

Other apartments have the boom gate facility, doesn’t mean we have to follow. The committee must consider the benefits to all the residents, not to simply follow other apartment’s facilities. Don’t you think is a wasted to giving up the existing grill fenced gate and replaced a boom gate. Why not convert the grill fenced gate to auto gate with remote control, and then we can enter without winding down/up the window. Please collect the opinions from the residents before take any major actions.

We definitely did not follow blindly on other apartment. We the committee has unanimously agreed on the benefits. Primary objective has been successful as mention. And as far as getting opinion, we had notices post on the notice board as well as inside the lifts on all the project, boom gate, gym reno...etc (dated 29/10/07). I am surprised that after giving ample time to feedback, that only now you are questioning. We the council need constructive criticism, comment with suggestion. Perhaps in future you can voice your concerns during opinion collection rather than once we have implemented it.

A shelter for the boom gate reader was part of the plan, unfortunately it was not up in time of the launching.
I will be meeting up with the boom gate people tomorrow, 15th Feb. to address all issue.

there are valid comments here but i also need to say that the management planned for some sort of cover at the card readers so that residents are not exposed to the weather. however, its taking longer to get it installed. bear with us for the moment.

as for the card reader being difficult to reach, i personally do not have any problems although i can appreciate the hassle some goes through to swipe. we will be addressing this matter and hope to have a better solution soon.

lastly, don't think that the card is only for entering and exiting the reef. thats wouold be a wast of money. soon, it will be used to further upgrade sucurity by being the main means to access other parts of the building / facilities.

Thanks for the blogspot.com you created for us today; we have a chance to voice out to the committee, in 7/24 day or night. Last time cos’ back home late, tiring and the Reef management office is closed too. Sorry to say that we found the problem after the implemented of boom gate too. I want to share my opinions to the committee. Please take attention from the resident’s complaint.

How can the Reef have the cheek to ask owners what is the real intention of having the boom gate!!! They should be the ones that should enlighten the owners and not the other way.
When has the committe ever answered queries sent and budget made known? At the last AGM, the budget was thrown out as the expenditure exceeded the income.
Has boom gates proven successful at other apartments? Or is it because it was constructed from the beginning and they have to live with it. It certainly has not stopped vehicles without stickers from entering the compound and even the parking lot allocated to legitimate owners. Not only was the ruling of allowing only one car entering the parking bay, but more than one cars are parked by one owner.
Posting notices with all relevant information inside the lifts is not true.

If you need any information about the budget and any grievances or the "real intentions" on the boom gate kindly contact the office to be "enlightened". The staff or any of the council members will be gladly to assist you.
I also disagree with about car without access card parking at the residence car park. If you have such case please inform the office.
I also disagree that the Reef's council did not post the relevant information in the lifts.

I do not agree with your comments, Zalman, in response to Reefblunder's post.

The notices were indistinct, vague and non specific, though I agree that they were up for a sufficient time.

I also think you should keep your blogger name and not diffuse your Chairman's responsibility to others.

Any volunteers who are recruited 'to maintain' this blog should declare their vested interests and not be members of the Council.

Perhaps Council members should also voluntarily (or via bye-laws) disclose their business interests and not be involved in projects within the precinct.

Clearly there is discontent from >1

I still believe that after alll that has been said here, the committee has failed to improve the facilities and has found a new way to waste money. The boom gate is something that was and is not a neccesary addition. WASTE OF MONEY!! As for the access cards used to access other areas of the building or facilities? We don't need to further spend money installing card readers all over the place. Card reader for the gym?? There's a saying "If it ain't broken, DON'T fix it"

And what about the security guards?? Will there be less of them now with the boom gate?? If so, will security in the reef still be the same?? Perhaps there is a real business interest by someone in the committee....

I think the best thing the committee and management has done for the apartment is the implementation of this blog. FREE and useful. When there is money in hand, doesn't mean it needs to be spent. Or if needed, spend on something that is good and useful to the apartment owners.

Does "ROSAK" mean that "In PERFECT WORKING ORDER"

I don't think so cause i never got to use the card to exit. Or maybe its sooo good that i now, don't have to pull my card out. But.... I have to use my card when i want to get in. Great choice of contractor. Its a good waste of money. Thanks committee and management!! Repairs for this problem is under waranty i suppose? Would be nice for all in the apartment to know.

I believe the word ROSAK refers to Out Of Order / Faulty. The reader for the exit was found not detecting the card on Saturday morning, where have notified the contractors to fix it. Yes all the parts for the boom gates are under warranty and the contractors will fix it today. The installers apologised for any inconvenience caused.
By setting up the boom gate we have manage to reduce number the defaulters. Defaulters currently staying at the Reef have been reduced to only one (owner). FYI we have not paid the full amount to the boom gate installers. We will hold payment to the installer until they have completed installing the full system and when we are fully satisfied. We will improve the readability of the sensor, relocate the entrance sensor as well as put a shelter at the readers. Your patience in the matter is highly appreciated. If you are interested to find out how much have been collected in outstanding service charges after installation of the boom gate, please call / visit the management office.

When it rains,why can't the guards open the gate for us ? Rather than them standing there and looking at us getting wet when we are trying to swipe our card.I think they should be more considerate.Security guard Guna and the old Pakcik are very helpful and considerate>
